Greece - The most exciting property market in Europe!

Under this title, Bellevue, the largest property magazine in Europe with a focus on German-speaking countries, Germany, Austria and Switzerland, published a special on the property market in Greece in its latest issue at the beginning of September 2024.  The article was produced in collaboration with the property platform FERIMMO as part of the strategic partnership with the Bellevue Group, Europe's largest property publisher.

Bellevue magazine reports:
‘The Greek property market has experienced a remarkable upswing in recent years. Many foreign buyers, particularly from the European Union, especially Germans, Austrians and Swiss, are investing in holiday homes in Greece, often close to the sea. Areas such as Crete, the Cyclades and the Ionian Islands are particularly popular. For one thing, property prices in Greece are still relatively low compared to other European countries, especially in the coastal regions and on the islands. Another factor is the now relatively stable economic environment, which is supported by positive growth forecasts and government initiatives to promote the property sector.

Cities like Athens and Thessaloniki are not the first places that come to mind when you think of Greek holiday properties. However, holiday flats in these cities are an option if you want to recoup a large portion of the purchase price (or even significantly more if you do well) through Airbnb rentals.

The cities have developed into vibrant metropolises with year-round tourism, attracting tourists and investors with their blend of history and modernity. Athens, known for its ancient monuments such as the Acropolis, also offers a vibrant nightlife and a wide range of cultural activities. Property prices in Athens are many times higher than on most islands, but still relatively modest compared to other European capitals. Of course, Greece today is much more than just beaches, culture and glitzy city life. Greece is also well on its way to becoming a golfing mecca. The golf infrastructure that has been built here in recent years, and above all its quality, is more than amazing.’

Holiday homes and villas with special features such as private pools and direct access to the beach are particularly in demand. New projects are also already underway or planned.
ESG (Environmental, Social and Corporate Governance) is playing an increasingly important role in the development and construction of holiday homes. In a way, this has always been the case: traditional construction methods have always been geared towards sustainability, albeit for different reasons.   In addition, most modern projects already emphasise environmentally friendly construction and the use of renewable energy sources. These sustainable property concepts not only make ecological sense, but also increase the attractiveness and long-term value of properties.

While prices for holiday homes in 2023 ranged between €100,000 and €500,000, depending on location and features, they are already five to ten per cent higher this year.
